1. Electricity Meter and Liander
Oosterdokseiland Ontwikkeling has requested electricity meters for your residence from grid operator Liander. Currently, so-called smart meters, which can be checked remotely and offer the option of separate day and night rates, are installed by default. Due to a shortage of smart meters, however, Liander has placed Sagemcom digital meters as a temporary solution.
This is a nation-wide problem. Until the meters are back in stock, Liander has given you this conventional meter to allow you to receive power and feed in solar power generated by the solar panels.
However, you do need to manually submit your meter readings to your energy provider, as these meters cannot be checked digitally.
Likewise, it is not possible to make use of separate day and night rates with these meters.
If you would like to be kept up to date as to when the meters will be back in stock, please fill out the form below. This link also contains additional information on the differences between your current meter and a smart meter.
2. Info on Solar Panels
As stated in the sales documentation, part of the solar panels on the roof available to Ode Apartments are directly connected to your meter cupboard, while the rest are connected to the meter cupboard for collective amenities (CVZ = lighting of communal spaces, lift installation etc.).
The 5 solar panels each have a 370 WP capacity, for a total of 1,850 WP.
There are 33 panels connected to the CVZ = 12,210 WP maximum.
The yield and feed-in rate of the panels can soon be monitored via an app by Enphase Enlighten.
3. Bank Guarantee
You will soon receive your final invoice for the delivery. This should be paid in full to Oosterdokseiland Ontwikkeling, the Contractor, as per the instructions on the invoice.
The security of 5% of the contract price was stipulated by the Contractor in the form of a bank guarantee filed with the notary. For more information, please refer to Article 26 Right of Suspension of your Purchasing and Building contract. If you would like a copy of this, please contact Judith van Gelder ([email protected]).
4. Access to Parking Spaces
The delivery of your residence also includes the parking space/spaces and storage room.
Since the garage and the issue of access cards for the parking space(s) is handled by InPublic, the following delivery protocol has been established:
InPublic has an office ‘suspended’ above the entrance of the parking garage. You can see this when you enter by car. They have received the names of all buyers, including the corresponding addresses, house numbers and the number of parking spaces purchased. They will have your card(s) ready on the delivery date.
If you want to use your registration number to enter on the delivery day, you can email your name, registration number and future address at Ode to InPublic.
Please send your message to the following email address:
[email protected]
After the handover of the residence, storage room and parking space(s), you can report to the InPublic office in person to pick up your card(s) and/or submit your registration number.
You’ll need to sign a receipt form in order to receive your card(s).
5. Entrance Layout
The Ontwerpplek, an interior architecture firm, has drafted a design for the layout of the Ode Apartments entrance. The furniture has been ordered and the fabrics have already been selected at Lensvelt Furniture Design.
We will make a beautiful concept and plan of the layout. These are not quite ready yet, but we will share them with you in a future newsletter.
The entrance will only be furnished in May 2023, after most suppliers have delivered and most moves have been completed.
6. Images Booking.com Campus
On Saturday 14 January 2023, the Booking.com City Campus hosted a neighbours’ day. Below are a number of photos of the lovely campus for those of you who were unable to attend.
