1. Completion Municipal Public Space
The municipal public space has not yet been handed over to the City of Amsterdam. The City of Amsterdam has indicated that it still has certain completion issues in which the public space cannot yet opened.
2. Shared Bicycle Shed
The contractor has now left the bicycle shed and bicycle racks have been fitted.
The floor still needs to be coated/cleaned after which it can also be handed over to the Committee of the Ode Apartments Owners Association (VvE).
Before coating can take place, the leak in the ceiling needs to be fixed, this is being worked on. We aim for completion in mid-April 2023.
4. Solar Panels
The meter must be registered in your name before you can register the solar panels with Liander. They may then ask you for additional information about the five solar panels. To be completely sure of the details, please see the diagram.
5. Ground Lease (annual ground rent)
Unless you have bought out the ground lease, you will pay an annually indexed amount (ground rent).
For Ode Apartments, this is indexed annually on 1 July in accordance with the general provisions of continuous ground lease 2000 Amsterdam.
The Amsterdam Municipal Executive determines the ground rent on the basis of inflation according to the CBS, less one percentage point. As you can see on the Amsterdam municipal website, the increase for 2023 has been set at 7.6 per cent.

6. Outstanding Items on Completion Report
We understand that some of you have intently made plans to move in as soon as possible. However, this may sometimes cause problems in relation to outstanding items on the Completion Report.
We would like to inform you that, in accordance with the SKW regulations, the (sub)contractor must resolve the outstanding items within three months after completion. If you do not give them the opportunity to do this and instruct your own contractor to resolve the outstanding items, this will be at your own expense.
Aalberts will not (and is not obliged to) compensate any part of these costs.
We will, of course, make every effort to resolve the items as soon as possible in an effort to avoid unnecessary delays.
7. Invitation: Owners Association Meeting on Wednesday, 5 April.
The Board of the Owners Association invites you to the meeting on Wednesday, 5 April at 7:30 p.m., in the entrance hall of ODE Apartments. Newomij has already sent you the agenda.
